High-end and custom homes

Larger homes have more to go wrong, and more places to hide it.

On a custom or luxury property Matt covers the systems a basic inspection skips past. Three to four hours on site. Every system operated, every accessible space entered, a report written for your agent and your contractor.

In Matt’s words

What buyers of high-end homes should expect from an inspection

How long should a thorough inspection of a 4,000 square foot house take?

Three to four hours on site, longer with a pool, septic and sewer scope on the same visit. If an inspector tells you ninety minutes, that is the time it takes to not find things.

What should the buyer do during the inspection?

Come for the last hour. I will walk you through what I found, show you where it is, and tell you what matters and what does not. Agents are welcome the whole time.
