Types of Mold Testing

FPI offers two primary forms of mold testing. Surface sampling collects material from suspect areas — visible staining, discoloration, or areas flagged by moisture meter readings during the home inspection. These samples are sent to a certified laboratory for species identification and concentration analysis. Surface sampling is the appropriate starting point when there is visible evidence or known moisture history.

Air sampling collects air from inside the home and compares it against an outdoor baseline sample. This reveals what is actually circulating in the living environment, including colonies that may be entirely hidden inside walls or under flooring. Air sampling is particularly valuable when musty odors are present, when there is a history of water damage without visible mold, or when occupants have respiratory sensitivities.

When Mold Testing Is Recommended

Consider adding mold testing to your home inspection when: the property has a crawlspace, particularly in humid coastal or central North Carolina climates; the home has a documented history of flooding, roof leaks, or plumbing failures; a musty odor is noticeable in any area of the home; the property has been vacant, bank-owned, or closed up for an extended period; the home is older with multiple owners and limited maintenance documentation; or any family member has known respiratory sensitivities or allergies.

For sellers, a clean pre-listing mold test can be a meaningful marketing asset — particularly in markets where buyers are increasingly health-conscious. If results reveal a problem, addressing it proactively before listing is far less disruptive than a buyer discovering it during their inspection period.

Frequently Asked Questions

Is all mold dangerous?

Not all mold species carry the same health risk. Some are relatively benign. Others — including Stachybotrys chartarum (so-called black mold) — produce mycotoxins associated with respiratory and neurological effects. Laboratory analysis is the only way to identify what species are present.

What does a mold test cost?

Mold testing costs vary based on the number of samples collected. Adding mold testing to an existing home inspection is significantly more economical than scheduling a separate mold-only inspection. Ask your FPI inspector for current pricing.

If mold is found, does the deal fall through?

Not automatically. Mold findings create negotiating leverage. Remediation scope and cost inform repair requests or price adjustments. Deals fall apart when mold is discovered late — when testing is done early, buyers and sellers have time to assess options.

Do you do the remediation?

FPI provides testing and documentation only — we are an inspection firm, not a remediation contractor. Keeping inspection and remediation separate is important for objectivity. We can explain what remediation typically involves based on our findings.
