What a Home Inspection Covers (and What It Doesn’t)

1. Structural Components

We look for visible signs of damage or movement in the foundation, framing, walls, floors, ceilings, and roof. If anything looks suspicious—cracks, settling, moisture damage—we’ll flag it for further evaluation.

2. Roofing

From shingles to flashing to the gutter system, we assess the condition and remaining life expectancy of the roof. If there’s evidence of leaks or poor workmanship, you’ll know before you buy.

3. Electrical Systems

Safety first. We inspect the main service panel, visible wiring, outlets, switches, and fixtures for proper grounding, function, and signs of outdated or unsafe conditions.

4. Plumbing

We evaluate the water supply, drainage, and fixtures to ensure there are no leaks, corrosion, or low-pressure issues. Visible pipes and water heaters are part of this review.

5. HVAC (Heating, Ventilation, and Air Conditioning)

Your comfort system matters. We test the operation and age of the units, note filter condition, and identify any signs of deferred maintenance.

6. Interiors and Exteriors

Doors, windows, stairs, insulation, and ventilation—each is inspected for function, safety, and overall condition. Even cosmetic issues can point to bigger underlying problems.


What a Home Inspection Doesn’t Cover

A home inspection is not a code compliance test, warranty, or guarantee. It’s an evaluation of what’s visible and accessible on the day of inspection.

Here’s what’s outside the scope:

  • Hidden or inaccessible areas: We don’t remove drywall, lift flooring, or move furniture to see what’s behind or under it.
  • Specialty systems: Septic, well, radon, and mold testing are add-on services (which FPI also provides).
  • Cosmetic imperfections: Minor paint chips or worn carpet don’t usually make the report.
  • Future conditions: Inspectors can’t predict lifespan or failure dates—only current condition.
