Understanding Radon Risk in North Carolina and Maine

Radon concentrations vary significantly by geography. North Carolina’s Piedmont and mountain regions carry elevated radon risk due to underlying granite formations. Maine, with its glacial soils and granite bedrock, is one of the higher-risk radon states in the country. Elevated radon has been documented in every county in both states — which is why testing is recommended regardless of location or home age.

The EPA action level for radon is 4 pCi/L. At or above this threshold, mitigation is recommended. Many buyers are surprised to learn that levels above the action level are found in a significant percentage of homes tested — including newer construction, which is not inherently safer than older homes.

Types of Radon Testing FPI Offers

A continuous electronic radon monitor is deployed in the lowest habitable level of the home for a minimum of 48 hours. What radon level requires mitigation?

The EPA recommends mitigation at 4 pCi/L or above. Mitigation is also worth considering between 2–4 pCi/L, particularly for buyers with health concerns or those planning long-term occupancy.

How much does radon mitigation cost?

Radon mitigation systems typically cost $800 to $2,500 installed. A sub-slab depressurization system — the most common type — is highly effective and can reduce levels by up to 99%. The cost is modest relative to the health risk it eliminates.

Does new construction need radon testing?

Yes. New homes are not inherently low-radon. Construction methods can actually concentrate radon in tight, energy-efficient homes. Radon-resistant construction features help but do not guarantee low levels.

Can I be present during radon testing?

Closed-house conditions are required during the test period. Normal occupancy is fine, but windows and exterior doors should remain closed (except for brief normal use) throughout the test.
