SELLERS PRE- LISTING INSPECTION

If your real estate professional has suggested a Pre-listing inspection, Congratulations you are working with a well educated professional who knows what can happen in a complex Real Estate transaction. There is a lot of value in getting the information about your property.  Most people want a Pre-listing inspection to have an understanding of their home or property, to choose to fix or not fix, these problems are usually disclosed to potential buyers. Without a Pre-listing Inspection, if the buyer does an inspection and discovers problems the seller was not aware of, the potential buyer could back out of the sale, demand the seller fix the problems prior to the deal going through, or could seek concessions or a decreased sale price based on elevated estimates for repairs. This happens frequently and is a huge reason to do a Pre-inspection. According to the American Society of Home Inspectors and a survey of real estate professionals, 84% of home buyers will request a home inspection.
