Why Speed Matters: The NC Due Diligence Period
North Carolina handles home purchases differently than most states. Instead of separate inspection and financing contingencies, the standard NC contract gives the buyer a single due diligence period. During that window you can walk away for any reason and keep your earnest money. After it ends, backing out gets expensive.
Two things make the clock unforgiving:
- Due diligence periods in NC are commonly a few weeks, often somewhere in the range of two to four, depending on what your agent negotiates. In a competitive offer, they can be shorter.
- Your due diligence fee is paid to the seller up front and is generally non-refundable either way.
Inside that window you need to inspect, read the report, decide what matters, and negotiate repairs or credits. If your inspector takes three or four days to send a report, you have burned a chunk of your window standing still.

What Is in the Report
Same-day does not mean thin. How fast do I actually get the report?
In most cases, the same day as the inspection. Some ancillary results take longer by nature. A radon monitor runs for a set period, and water lab analysis takes lab time. We tell you the timing for each service up front.
How long is the due diligence period in NC?
It is negotiated in your contract, not fixed by law. A few weeks is common, often in the two to four week range, and competitive offers sometimes run shorter. Check your contract dates with your agent.
Can I back out if the inspection is bad?
During the due diligence period, yes, for any reason, and your earnest money deposit is generally refundable. Your due diligence fee, paid to the seller up front, is generally not. That is exactly why an early inspection and a fast report matter.

Yes. New builds get the same full inspection, and if you closed on one last year, look at an 11-month builder warranty inspection before the warranty expires.
