The VA Appraisal Is Not a Home Inspection

This trips up a lot of first-time VA buyers, so let’s be clear.

The VA appraisal is ordered for the lender. The appraiser confirms the home’s value and checks it against the VA’s Minimum Property Requirements. That means safe, sound, and sanitary at a basic level. The appraiser is not opening the electrical panel, walking the crawl space, testing every outlet, or running the HVAC through its paces.

A home inspection is for you. It is a top-to-bottom evaluation of the roof, structure, foundation, electrical, plumbing, heating and cooling, attic, and crawl space, with photos of what we find. The appraisal tells your lender the house is worth the loan. The inspection tells you what you are actually buying.

Why VA Buyers Still Need an Inspection

The VA itself encourages buyers to get an independent home inspection. An appraisal that passes MPRs can still miss a failing roof, an aging HVAC system, moisture in the crawl space, or amateur wiring. Those are the repairs that cost real money in year one.

An inspection report also gives you standing to negotiate. In North Carolina, your window to do that is the due diligence period. A documented report with photos carries more weight with a seller than a hunch.

The Termite Report Your VA Loan Needs (NC WDIR 100)

North Carolina is one of the states where the VA requires a wood-destroying insect inspection on purchase loans. In NC, that inspection is reported on the state’s own form, the WDIR 100, not the national NPMA-33 used in many other states.

FPI is licensed to perform the WDI inspection and issue the NC WDIR 100 directly. You do not need to line up a separate pest company. We inspect for termites and other wood-destroying insects during the same visit as your home inspection and deliver the form your lender needs.

One note on payment: VA rules about who can pay for the termite inspection have changed in recent years. Ask your lender how it is handled on your loan.

Does the VA require a home inspection?

No. The VA requires an appraisal, not an inspection. But the VA encourages buyers to get an independent inspection, and for good reason. The appraisal protects the lender. The inspection protects you.

Is a termite inspection required for a VA loan in North Carolina?

Yes. NC is on the VA’s list of states where a wood-destroying insect inspection is required for purchase loans. In NC it is reported on the state WDIR 100 form. FPI performs the inspection and issues that form directly.

Can I do the home inspection and termite inspection at the same time?

Yes. FPI does both in one visit, along with septic and radon if the property needs them.

How fast will I get my report?

In most cases, the same day as the inspection. It is a digital report with photos you can forward to your agent and lender.

The house has a septic system and a well. Do you handle that?

Yes. FPI inspects septic systems in-house. For wells, FPI collects water samples and coordinates the lab analysis.

Can I use the inspection report to negotiate repairs?

Yes. During your due diligence period you can ask the seller for repairs, a price reduction, or credits. A written report with photos is your strongest tool for that conversation.
