What the VA Requires, and What It Leaves to You

The VA Appraisal Is Not a Home Inspection

The VA appraisal is ordered for the lender. The appraiser sets a value and checks the home against the VA Minimum Property Requirements, a basic “safe, sound and sanitary” standard. It is not a condition report. The appraiser does not run the furnace through a full cycle, enter the crawlspace, test the outlets or document the roof the way an inspector does. The VA itself recommends that buyers get an independent home inspection. In North Carolina your due diligence period is the window to do it, and the earlier in that window the better.

What the VA Does Require in North Carolina

Termite inspection (NC WDIR 100). North Carolina is a state where VA purchase loans generally require a wood-destroying insect inspection, reported on the state’s WDIR 100 form. FPI’s licensed pest inspectors complete it during the home inspection and issue the form directly. Who pays the fee depends on your lender and the contract, so ask your loan officer early. Well water test. If the home is on a private well, common in Hubert, Richlands, Sneads Ferry and rural Onslow, the VA wants a lab result showing the water is safe. FPI collects the samples during the inspection and coordinates the lab analysis. Septic. The appraiser needs to see a working system. A septic evaluation during the inspection answers that before the appraiser raises it. Manufactured homes. FHA and VA loans on a manufactured home need an engineer’s foundation certification. FPI handles the inspection and the letter.

Town by Town Around the Base

Jacksonville, Midway Park, Piney Green, Brynn Marr: the densest stock of 1970s–2000s homes near the main gates; crawlspace moisture, aging HVAC and roof wear lead the findings. Hubert and Swansboro: the back-gate side on NC 24; wells, septic and manufactured homes are common. Sneads Ferry, Holly Ridge and North Topsail: closest to Courthouse Bay and New River; heavy new construction, flood zones along the waterway, septic on many lots. Richlands: short drive to MCAS New River; newer subdivisions and rural lots on well and septic.

VA Buyer Questions We Hear Around Lejeune

Does the VA require a home inspection?

No. The VA requires an appraisal. It recommends an inspection and leaves the choice to you. Most agents in Onslow County will tell you to get one.

Is a termite inspection required for a VA loan in North Carolina?

Generally yes, on the NC WDIR 100 form. FPI issues it during the home inspection.

I am overseas. Can you inspect before I arrive?

Yes. Your agent gives access, we inspect, you get the report and a phone or video walkthrough the same day. We work around your time zone.

What if the appraiser flags a repair?

The VA appraisal can condition the loan on repairs. An inspection early in due diligence gets you the full picture first so you negotiate once, not twice.

The house is on a well and septic. Is that a problem for a VA loan?

No, it is common here. The VA wants a water test and a working septic system. FPI covers both in the inspection visit.

How fast can you get out there?

Usually within two to three business days, faster when a due diligence deadline is tight. Call or text (984) 444-2099.
